Gas first

Most New Jersey homes burn gas.

73% of New Jersey homes heat with utility gas, against 47% nationally (Census ACS 2024). That means gas fireplaces, gas inserts and the flues behind furnaces and water heaters are as much our work as wood fires.

iGas fireplace or insertGlass-front direct-vent units and gas logs. Needs a yearly check of the pilot, burner, glass seal and vent.
iiFurnace, boiler and water heater fluesThe chimney behind your heating system. A new appliance often needs a new liner and an F-370 check.
iiiWood fireplaceBrick firebox, smoke chamber and flue. Needs sweeping, a working damper and a sound liner.
ivWood or pellet stoveCommon in Sussex, Warren and Hunterdon. Builds creosote fast and needs its pipe or liner cleaned every season.

Masonry

From one loose brick to a new stack.

From Montclair Victorians to Trenton row homes and Shore houses, chimneys fail from the top down. We repair what can be saved and rebuild what can't.

Why New Jersey chimneys fail

Old towns. Salt and frost.

Three facts explain most of what we fix across the state.

59%

of Montclair homes were built before 1940

Maplewood is 55.5%, Collingswood 48.9%. Statewide it's 17.4%. Many older chimneys were built without a liner. U.S. Census, ACS 2024

The first visit

The inspection is free.

No cleaning price to haggle over at the door. We look first, show you photos, and write the price down before any work.

$0

Chimney inspection

  • Crown, cap, flashing and brick from the roof
  • Flue, damper, smoke chamber and firebox from inside
  • Photos of everything we find
  • A written price for anything that needs doing
$0

Buying or selling a house

  • Same top-to-bottom look before closing
  • Written findings you can hand to the other side
  • New Jersey requires a smoke, CO alarm and fire extinguisher certificate at sale, not a chimney inspection, so a chimney problem is easy to miss

New furnace or water heater?

The F-370 check, done right.

Switching from oil to gas, or replacing a furnace, boiler or water heater? New Jersey requires a chimney check on form F-370 first, and the flue often needs a liner sized for the new appliance.

FAQ

Questions

Do you charge for the chimney inspection?

No. The inspection is free. We check the chimney from the roof and from inside, take photos, and write down the price of anything that needs doing before any work starts. Cleanings are priced at that visit too.

Does New Jersey require a chimney inspection when I sell my house?

No. New Jersey requires a smoke alarm, carbon monoxide alarm and portable fire extinguisher certificate at sale, issued locally, not a chimney inspection. CO alarms are required wherever there is a fuel-burning appliance, and a gas fireplace counts. Many buyers still ask for a chimney inspection, and ours is free.

What is the F-370 form?

When a furnace, boiler or water heater is replaced, or a home switches from oil to gas, New Jersey requires a chimney verification on form F-370 before the job is approved. A homeowner can't sign it. The flue often needs a liner sized for the new appliance, and the liner paperwork goes in with the permit.

My chimney has no liner. Is that a problem?

Often, yes. New Jersey's fire code says an unlined chimney with open mortar joints shall be repaired or relined. Many older chimneys in towns like Montclair, Maplewood and Collingswood were built without a liner. We check the flue at the free inspection and tell you what it has.

How often should a chimney be cleaned?

NFPA 211, the national chimney standard, says chimneys and fireplaces should be inspected at least once a year and cleaned when needed. Gas fireplaces and gas appliance flues need the yearly check too, because nests, debris and corrosion can block them.

Do I need a permit for a wood stove, insert or new liner?

Yes in most cases. Structural and fire-safety work on chimneys and heating appliances goes through your town's construction office under the NJ Uniform Construction Code. Spray-on liner coatings of an existing chimney are listed as ordinary maintenance and don't need a permit.

How do I avoid chimney scams in New Jersey?

Ask any chimney company for its New Jersey home improvement contractor registration number, which starts with 13VH, and for photos of the problem before agreeing to work. The New Jersey Attorney General sued three chimney companies in 2012 over unregistered and unsafe work.

Do you work at the Shore?

Yes. Salt air and storms are hard on crowns, caps, chase covers and flashing from Monmouth down to Cape May. Many Shore homes have factory-built fireplaces with metal chimneys, and we service those too.
