Chimney Service in Point Pleasant, New Jersey

Point Pleasant sits between the Manasquan River and Beaver Dam Creek, cut in two by the canal. We inspect chimneys free in the borough and in Point Pleasant Beach.

Point Pleasant borough split off from Brick Township in 1920, and its post office used the name West Point Pleasant until 1956. The Manasquan River forms its northern edge and Beaver Dam Creek its southern edge, and the Point Pleasant Canal, opened in 1925, runs through the middle, with lift bridges at Route 88 and Bridge Avenue. The first settlement was Lovelandtown, a fishing and clamming village east of the canal. The 2020 census counted 18,941 residents. Point Pleasant Beach, a separate borough of 4,766 people, sits on the ocean side at the Manasquan Inlet.

This is a year-round town more than a summer one. Census figures (ACS 2024) count only about 6.5 percent of the borough's homes as seasonal, against nearly 80 percent on Long Beach Island. The housing is mostly mid-century: the median home dates to 1970, about a third were built before 1960, and 88 percent heat with utility gas. Point Pleasant Beach is older, with a median of 1963 and 15 percent built before 1940. Expect brick chimneys from the 1950s and 1960s, gas furnace and water heater flues, and waterfront homes that took water in 2012.

Sandy in the lagoon neighborhoods

When Sandy came through on the night of October 29, 2012, the worst flooding was in the low streets near the water. A Patch retrospective recalls the borough's roads supervisor using a front-end loader, with two divers, to rescue 152 people and 50 to 60 pets over about 17 hours, starting on a side street off Beaver Dam Road. The same account calls the damage in Sunshine Harbor and Bay Harbor Shores devastating. In Point Pleasant Beach, Sandy destroyed nearly 2,800 feet of boardwalk, and the borough later required homeowners who rebuilt to raise their homes on pilings.

On homes that flooded or were raised, we check the base of the chimney, the cleanout, any rusted metal, and how the chimney or vent connects to the house now. The inspection is free, and you get photos of what we find.

Gas flues and the F-370 check

With 88 percent of homes on utility gas, many Point Pleasant chimneys vent a furnace, boiler or water heater, sometimes next to a fireplace flue. When one of those appliances is replaced, New Jersey requires the F-370 chimney verification, and a homeowner can't sign it. The chimney has to be in good repair, clear, clean and lined and sized for the new appliance, and an old flue is not always the right size for a modern one.

Our free inspection covers the check. A liner sized for a new furnace or water heater typically runs $625 to $2,250, and a cap to keep rain and animals out $250 to $850.

FAQ

Point Pleasant chimney questions

Do you work in Point Pleasant Beach too?

Yes. Point Pleasant Beach is a separate borough on the ocean side of the canal, and we work there and in Point Pleasant borough. The inspection is free in both, and we book Sunday to Friday in 3-hour windows.

Our house took water in Sandy. Should the chimney be checked?

Yes. Floodwater can damage the base of a masonry chimney, the cleanout door and any appliance connection that was under water. If the house was raised, the chimney or vent had to be rebuilt or extended too. We check all of it at the free inspection.

How much does chimney cleaning cost in Point Pleasant?

We price the cleaning at the free inspection, once we see the chimney. If heavy creosote has to come out, that typically runs $400 to $900. The price is in writing before any work.

Do I need a chimney cap at the Shore?

We recommend one on every flue. A cap keeps out rain, birds and animals and stops sparks. Caps typically run $250 to $850 and a chase cover for a metal chimney $300 to $700. If something has already moved in, animal or nest removal runs $300 to $750.
